Not advertised is the fact that the hotel sits above a line of retail shops, which bustle with shoppers during the daytime, and is next door to a bar, which provides soothing sounds for you to struggle to fall asleep to, until last call. The linens and the electrical system leave much to be desired. The heat was connected to the fan, and wouldn’t get above 64.The linens were a pilled brown blanket that even Salvation Army wouldn’t accept atop a discount mattress that was as comfortable as concrete. In the morning we awoke to seagulls, on the balcony next door, one which had his wing and head caught in the rails squalling. The glasses provided in the bathroom were dirty, and there was hair stuck on the wall and in the bathtub. Breakfast wasn’t any better; warm OJ and boiled eggs with gray yolks. No afternoon tea that we saw or any of the other amenities listed on their website. Harborside Inn failed miserably at customer service as well. Checking in Friday evening, we had to wait for the desk clerk to get off her personal call. We wanted to leave the next day after this; my husband couldn’t find the desk clerk, she was in the breakfast room, talking to another employee about her wedding instead of attending to guests. No manager available to speak to about experience. Called the manager the next day to explain that I was unhappy with my experience and wanted a refund for Saturday said she’d call me back in 10 minutes. Called her back a half hour later. I told her I wanted a full refund for Saturday given our experience and argued with me for 20 minutes, she said she’d call her GM and get back to me. I’m still waiting.

It's convenient to walking everywhere in downtown Newport. Simple, clean, and comfortable. The staff are extremely friendly and helpful. We had corner room on top floor with beautiful views. Great stay for the price. It may be a little loud at night during peak summer season since it's near a bar with live music, but you can always open the doors and enjoy it with the crowd! I would stay again - if I could get the same room with the great view. (Not every room has a great view so inquire when making a reservation)

You can't beat the location and the staff was friendly, however from the web site pictures I expected something a little nicer. Its not ""quaint"" or free standing, its basically built over several small retail stores. The balcony did in fact look out over the harbor but was so small only one person could look at a time if you are sitting. The room was fine, not large but clean, and the service was good. For the price its OK but don't expect luxury or your typical New England Inn.

This hotel is right downtown off of Thames Street. It's very centrally located, so you can walk to everything! Great thing to do if going out at night. The rooms were very spacious, clean, had a little balcony and the beds were comfortable. We actually had to full bedrooms, it was great! They also have a continental breakfast in the morning. Nothing too much, but just enough to get you started, and it's free - bagels, muffins, cereals, fruit, yogurts, coffees, teas. Every afternoon they also have coffees, teas and freshly baked cookies in the breakfast room. On Saturday afternoons they have a "tea" around 5pm for people within the hotel to meet each other. They have wine, and cheese cracker spread. So, althought the room is the not the "cheapest" out there, the location, staff, free food and rooms are well worth the money!

The room was a good size and tastefully decorated. The bed and bedding was very comfortable. The location was great, right in the middle of everything. The shops and restaurants are right there. This was a great get away for my husband and I. One thing I would be careful of is the noise from the bar/ restaurant next door. We couldn't fall asleep until after last call, probably would not stay there with the kids.
