LATEST NEWS: Realberry and Proper Hospitality said on April 2, 2026, that they had secured $298 million in financing to transform the historic Cal Neva Hotel into Lake Tahoe Proper Resort and Casino, which is scheduled to open in 2027. The project will fully restore the longtime landmark on Lake Tahoe’s northeast shore, where the property spans the California-Nevada state line.

Once completed, the resort is set to include 197 guest rooms, suites, and private villas, along with several dining and bar venues centered around the Circle Bar. Plans also call for two pool areas, a spa, recreational amenities, and dedicated meeting and event space. Additional features will include a revived 225-seat theater and a casino.

The Cal Neva first opened in 1926 and later became a high-profile retreat in the 1960s, attracting Hollywood stars and political figures. It also gained notoriety for its showroom and its system of private tunnels.

The Cal Neva Resort and Casino is currently closed and was under reconstruction to open. However, the developer filed for bankruptcy. Located at 2 Stateline Road in Crystal Bay, Nevada on the north end of Lake Tahoe, the property originally opened in 1926. The resort straddles the border with California, thus the name.

After a fire and rebuild in 1937, Frank Sinatra, Dean Martin, and Sam Giancana bought the property in 1960 - the latter association eventually causing Sinatra to lose his license. The historic gambling venue was eventually purchased by Criswell-Radovan, LLC, who closed the resort on September 5, 2013, for renovations.
